Our Company is made up of five different departments, whose responsibilities include customer service, a dedicated service to the owners, apartment promotion and sales management.
When an owner contacts us for the first time, we ask them for some details about the apartment to make an initial evaluation. The service we offer is completely free. We take care of our client requests, emails and telephone calls and will only send you confirmed reservations.
When a client confirms an online reservation, he makes an initial down payment which is a percentage of the rental that is received by the owner. This means that if no booking is made, we will not receive anything, underlining that it is in both our interests to ensure the highest number of reservations possible for your apartment.
The only responsibility you have, apart from making sure that the apartment is in an acceptable condition, is to keep the calendar updated with the available dates of the apartment, organize both the arrivals and departures, and of course ensure the maintenance of the apartment.
At each stage of the process, from the initial publication of the apartment to its continuous promotion, we are focused on achieving the highest level of profitability.
Yes. You will be able to contact a specially designated person in our Sales Department, and after the publication, a person from our Product Management Department will inform you of all the details, speaking to you in your own language and solving any problems you might have.
To remain competitive and successful it is absolutely essential that the apartment prices published on our website are the lowest in the market, and this is the guarantee that we offer our clients. This includes the publication of the property on other web sites, on the owner’s web site or in the accommodation itself, including any last minute offers.

Not to worry, we are well aware that not everyone has the writing skills of Shakespeare!
We have a team of writers who are responsible for creating the descriptions of the apartments and who ensure that the property is described as clearly as possible.
When the apartment information is ready to be published online, we will ask you to send us a simple sketch which provides a basic outline of the apartment, e.g. where the kitchen is located in respect to the bathroom etc. We will send it to a professional draughtsman who will draw up a more detailed version before publishing. We do not charge for this service.
Initially, you will need to send us some photos of your apartment in order to be able to evaluate if it is suitable for our clients. The photos are very important at the time of showing your apartment. We always recommend that the photos be done by a professional in order to bring out the very best of your apartment. If you do not know any, we will be able to provide you the names of some professionals.

The contract is valid for a year and is renewed automatically after this time. However if for some reason you wish to cancel your contract with us, you can do so at any moment (honoring any pending reservation, of course). We don´t want to keep anyone hostages!
Even if you don’t have an exclusive contract with us, you will have the support of both our Sales and Product Management Departments to advise you about the prices that we think will be most suitable to achieve the highest income for your property.
If you work exclusively with us (with or without full management) we decide the price which is set to get the highest number of bookings for your apartment.
Our clients pay the rental price to the owner when they arrive at the property. It is up to you to decide on the payment method and whether to accept cash or credit cards.
Some owners prefer to have the client pay us the full amount before the arrival. In this case we will pay you the total amount corresponding to the month´s bookings at the beginning of the following month. This amount will be transferred directly to your bank account.
Our Sales Department is working constantly to achieve the best possible performance of your apartment, giving advice to owners on rental prices and all other matters. We offer this service completely free to all apartment owners.

When the details of your property are entered into our system, we will send you a username and password to securely access your own dedicated area of the website. There you will be able to update the availability in the calendar of your property to show when it is occupied.
The process is very simple and you will be able to follow it with the help of the contact person of our Product Management Department. Prior to the online publication we will ask you for the dates which are already booked in order to ensure that the calendar is up to date and that there is no double booking at the time of the publication.
We are aware that manually updating the availability of the calendars of all of your apartments is quite time-consuming and we work with various companies to resolve this issue. Yes, all owners can apply special offers (last minute offers) from the dedicated owner area of the webpage Oh-Venice.com.com. When you login, you will see an option that allows you to add or remove last minute offers at any time. We will explain this procedure in more detail when your property is online.

You can contribute by regularly updating the availability in the calendar of your apartment, promptly confirming bookings and offering last minute discounts for the property. We also advise you to keep in regular contact with the person who has been assigned to you as well as with your clients to ensure they have the most enjoyable stay possible. This way, they will leave positive reviews recommending your apartment to other customers. It is also essential that your flat is kept in perfect condition and that you are prepared to adapt the price to the demands of the market.
